Good-fit projects

Commercial work that needs a clear structural path

Grand Street focuses on projects where owners and contractors need responsive review, defined deliverables, and practical permit support without the overhead of a large institutional design team.

Tenant improvements

Interior renovations and buildouts

Structural review for new openings, wall changes, framing modifications, mezzanine or platform questions, and other tenant-space improvements.

Restaurant and retail

Buildout and renovation support

Structural plans, calculations, details, and correction responses for defined restaurant, retail, office, and service-business scopes.

Existing buildings

Structural modifications and repairs

Review of framing changes, equipment support, damaged conditions, additions, repair concepts, and permit-driven alterations.

Permit corrections

Respond to structural plan comments

Review correction notices, existing drawings, and jurisdiction requirements to define the structural information needed for resubmittal.

Small multifamily

Rehabilitation and conversions

Structural support for smaller apartment, duplex, conversion, addition, balcony, stair, and repair scopes that fit Grand Street’s capacity.

Due diligence

Property and acquisition review

Existing-condition observations and project-risk review for investors, owners, and property teams when included in a written scope.

Possible deliverables

What the approved scope may include

  • Existing drawing and permit-comment review
  • Site visit and visible-condition documentation
  • Structural calculations and design criteria
  • Structural plans, details, and repair concepts
  • Responses to structural permit comments
  • Coordination with the contractor, owner, architect, or other project partners

Complex scope review

Projects with incomplete plans, multiple disciplines, prior corrections, or uncertain existing conditions may begin with a paid document and scope review. Any fee and any credit toward later work are confirmed in writing before work begins.

Manual review required

Large new buildings, high-rise or major institutional work, heavy industrial projects, commercial pools, and unusually high-risk conditions are reviewed individually and may be declined or referred to a specialist.

Frequently asked questions

Commercial project questions

Do you handle full multidisciplinary permit packages?

Grand Street leads with structural engineering. Architecture, MEP, civil, geotechnical, energy-code, fire/life-safety, surveying, and permit-filing services are included only when specifically coordinated and listed in the approved scope.

Can you review an existing plan set or permit correction notice?

Yes, when the project fits Grand Street’s capacity. Send the full plan set and every correction page so the structural scope can be reviewed accurately.

Do you provide a free detailed commercial scope?

Simple requests may be scoped from the initial information. Complex, incomplete, or multidisciplinary files may require a paid document and scope review before a full proposal can be prepared.

Do you guarantee permit approval?

No. Grand Street can prepare and support the agreed engineering scope, but final review and approval belong to the authority having jurisdiction and other third parties.

Have a commercial project ready for review?

Send the address, plans, permit comments, project role, and timeline.
